The Monavoni Area – Centurion
The Monavoni area in Centurion, Gauteng is gradually becoming a new strategically situated city, closely linked to the CBDs (Central Business Districts) of Sandton and Centurion. The Development estate, Stone Ridge, is located in the heart of Monavoni and comprises an area of 600 ha.
For this mega development they used existing, new generation thinking in mixed-use property planning. Although mixed-use is not a new concept in the town planning field, Stone Ridge has shifted the parameters of the concept. Mixed-use unites residential and commercial property and includes small scale convenience shopping facilities solely to provide for the requirements of residents living within this estate.
This concept does not only benefit residents and shop owners; it also benefits the environment, sustainability, security and land use planning. The mixed-use area will boast ample parking, professional landscaping with indigenous plants and a traditional boulevard that also caters for pedestrians.
Carefully designed to complement the existing crest that signifies the area, Stone Ridge has got the potential to 38become the preferred place of residence to many Gauteng residents currently commuting between Pretoria and Johannesburg. The upgrade of one of the main roads through the area namely the R55 (linking Pretoria West with Sandton) was officially approved by the MEC of Transport, Roads and Works of the Gauteng Provincial Government.
The other main road close to Stone Ridge is the existing Krugersdorp (N14) freeway. The K52 (linking Centurion West with Pretoria East) and the PWV 9 (which will be a major freeway from Rosslyn to Sandton) are proposed routes that will contribute to the effective traffic flow of the area.
A strategic traffic impact assessment was also done and there are planned to ultimately bring about balanced vehicle movement in the area and reduce travel time significantly. A number of the Stone Ridge security estates have already been sold out and several of the others have limited full title stands available. With five town house complexes already sold out, only a few simplexes, duplexes and stack units are available, it is no wonder that new complexes and estates will be launched soon. A school is also planned which will cater for learners from Grade R to Grade 12 level.
Other plans for the area outside the parameters of Stone Ridge include a regional shopping centre and a hospital. The initial security of each development is catered for by perimeter walls, electric fencing and guard houses for the main entrance of each estate.
In the last decade a large number of estates and commercial properties were built. The Stone Ridge developments are known for their unique character, strategic location and are another milestone to be reached and now join the basket of successful developments.

The Directors of the Home Owners Association are committed to providing an environment where residents can feel safe and secure.
Although security of residents cannot be guaranteed, the installation of a well maintained perimeter security system, a state of the art system to control access into the Estate, as well as the employment of a Security Contractor to carry out Estate Patrols, are some of the measures the Board has taken to achieve this. A specific portfolio is allocated to Directors to oversee all security matters.
